Average Cost to Build... Log Homes
The average cost for a complete, turn-key,
walk through the door, home will vary by how you finish it,
and how much you can, want, or are able, to do yourself.
It is also determined by the property and location, as it may
affect construction. Bedrock, excessive ground water, depth
of well or septic system requirements all play an important role
in your overall costs. Some are predictable and some are not.
Over the years, our estimates to determine your final costs usually starts by multiplying whatever the package price is by four and could work up from there. This would include the cost of the package and provide for site preparation (including full basement, driveway, well, septic system, initial electric service, excavation), construction of the package, and interior finishing (including heat, plumbing, electric, kitchen cabinets, appliances, bathroom fixtures, flooring, carpeting, etc., etc.). Basically, everything except the cost of the land.
So, for argument sake, if the package you like is $60,000, your turnkey cost
could end up being $240,000.
Remember that some costs remain the same regardless of the size of your home. It will cost the same to install a driveway, drill a well, and bring electric in from the road for a one-bedroom as it will for a five-bedroom home! More solid turn-key numbers can be determined once we have actual information to work with - even down to how you want to finish the interior. Knowing how long your driveway is and what type of septic system is required will help us give you more accurate numbers. Some of our customers’ homes have come in less and some have come in more. If your driveway is 1500 feet long or you are planning a $50,000 kitchen, you should to expect your overall costs will be higher.
Many of our homeowners like to have a hand in some of the actual work. Called sweat equity, everything you can do for yourself will help reduce your overall costs.
The bottom line is that you remain in control of many of the costs and how it will affect your overall project price by some of the choices you make.
