A good rule of thumb for estimating the costs for your completed home requires that you take into consideration just a couple of things. First, how small or large is your home? and second, how do you plan to finish the interior. Most homes average about four (4) times whatever the package price is for a turnkey home. That would include the well, septic, full basement, the cost of the package, package construction, and interior finishing (electric, plumbing, trim, flooring, kitchen/bath, heating, appliances, etc.). Oddly enough, smaller homes (up to 1200 square feet) can be as much as (4.5) four and one-half times, and larger homes (2500 square feet and up) will actually be something less. This is basically because it will cost the same for the well, driveway, and septic system for a one bedroom, 900 square foot home, as it will for a three bedroom, 1500 square foot home. When you look at the cost of a $5,000 well against a package that costs $35,000 or a package that costs $72,000, the percentage of the overall cost is much lower for the larger home. You also should consider the cost of the interior finishing you plan to do. Kitchens & Baths are two areas that can be reasonable or higher-end items. Depending on your tastes, your site preparation, and the size of your home, your bottom line can be higher or lower than our averages! And of course, you can always do as we did, and do some of the finishing labor yourself.

How long will it take to build my Log Home?
If you are having your home built by an experienced General Contractor, typically, your home will take up to 6 months to complete. Another determining factor is the size of the home. Most often it will take less time than is estimated, but we always try to allow for unexpected delays due to weather and scheduling conflicts. We have even had unexpected, unforeseen shortages of materials for interior finishing of homes which have caused delays. These do not happen frequently, but they are a consideration when trying to be realistic about when you can expect to move into your new home.

How hard is it to modify a standard model?
Not at all. Often, modifications to a floor plan don't involve any monetary changes at all. If you would like to add length or width to a home, that will usually involve a price change. Virtually none of the homes we have built in the past 5 years have been 'standard' since there is always something that can be changed to reflect your personal preferences. For more advanced changes, we will formulate them on paper, and check out any engineering issues that might arise before estimating the final cost of the "package" materials. Most changes are easily determined and I can give you the answers you need almost immediately.
How long does it take for delivery of my package once I place my order?
From the date you sign your contract, you can expect a much as a 90 day period before delivery can happen. We'll be happy to give you the best time frame for your specific project once we know what you would like to do. Your 10% deposit for the home of your choice will provide final construction plans which is what we need to order the materials you will need. Final plans, including energy studies and engineers stamps can take as long as eight weeks depending on the time of year. You will then receive electronic copies and as many copies stamped and sealed by the engineer as the building department where you are building requires. Additional sets will always be available. Changes to the plans after final plans have been drafted may result in additional engineering fees. If special circumstances arise that require additional engineering, additional fees may also be required.
Can I get financing for my Log Home?
We have worked with many local institutions, as well as with many nationally known lending institutions over the years. It is tougher now than ever to get financing for new construction - but if you have a little cash to work with, there are institutions that are still willing to loan money for new construction. Please talk to us and we can put you in touch with those that can answer your questions.
Do I have to find my own contractors to build my home?
No. Our customers have worked with a full compliment of contractors covering all areas of construction, and as a courtesy, we are happy to pass along their names. These contractors are familiar with our product and will work with you to make sure your home is completed to your specifications. If you would like to do some of the work yourself (otherwise known as 'sweat equity') we can give you names of the contractors you may need for the work you need them to do - electricians, plumbers, concrete/foundations, general contractors. Also, if you have a contractor you are comfortable with who has not worked with us before, we are happy to be a source of help for any questions that may come up during the course of construction, including arranging to get some hands-on experience before they start your project. Some of our homeowners have built their own homes in the recent past. It's all up to you and how we might be able to help you. As a courtesy, we visit all job sites during the course of construction. As well as remain in touch with you for any help you might need. It's important to us that you are happy with your new home - and become a member of our "family".
Does J & G Log Homes build my home?
J & G Log Homes no longer builds the homes they sell. We made the decision that we could better serve our homeowners by watching over things rather than being directly connected. With as many as 15 homes under construction during the building season, a single builder finds it difficult to keep control. The contractors we have worked with over the years understand we will be watching over things, and that to remain on our list, they will need to build in compliance with our high building standards.
